Challenge
Shanghai Parkside Joy City is a shopping mall redevelopment project. The current property is located at the edge of a new business district next to a popular city park. It’s comprised of an indoor mall and an outdoor L shaped lifestyle street. After acquisition, Grand Joy group needed a total transformation of the existing underperformed property.
Solution
Besides critical improvements on retail planning end, such as better indoor and outdoor connectivity, better vertical circulation, better GLA efficiency, and a total revamp of the basement with a new subway connection, a major ‘face-lifting’ was also introduced for a more attractive and dynamic public image. Color-changing aluminum panels replaced classical stone veneer on all street facades, more transparent and interactive glass curtain walls were added at entry areas to create welcoming gestures. We also covered a once rather empty outdoor plaza at the center of the project with a grand circular sky canopy which was 60 meters in diameter. This weather-protected space becomes an instant social and activity HUB for the local community. Another highlight of the renovation is on the rooftop. We turned this no man’s land into a popular public park, the Gordon Sky Park. It features the first rooftop sports destination in Shanghai, with a 300-meter-long pink colored running track, observation platforms, and multiple activity areas. General public can enjoy panoramic views of the city skyline right across our neighboring Changfeng Park. Many public events already took place on the sky park. As a popular fitness and leisure destination, it helps the mall to attain more foot traffic.
Result
The aggressive and creative renovation helps to dramatically improve the property’s financial performance. More importantly, the mall is better connected with its neighbors and city lives now, and becoming a vibrant tissue of the urban fabric.
